A viewing is your chance to see a home as it really is, and photos only show so much, so go with a plan and take your time. Look closely at the home itself, checking the walls and ceilings for cracks or damp marks, opening the windows and doors to see that they close properly, and turning on taps and flushing toilets to test the water pressure and drainage.
Ask how the home gets water and electricity, what you will pay for them, and whether there is backup power. These everyday costs are easy to forget when you are excited about the layout, but they shape what it is really like to live there and how much you will spend each month.
Walk around the neighbourhood too. Note the condition of the roads and how close you are to schools, markets and work.
If you can, come back at a different time of day. Traffic, noise and security can feel very different in the morning and at night.
Before you commit, ask to see the title documents and any service charges or estate dues, and find out who is responsible for repairs to shared areas such as roads, drainage and security. Write down your questions beforehand so you do not forget them, and do not feel rushed into a decision on the day.
A good seller or agent will be happy to let you take your time and come back for a second look.
